So, what's the appeal?
Just 20 minutes from tech hotspots like Palo Alto and Mountain View and only 30 minutes from Sunnyvale and Pleasanton, Ardenwood is among the most strategically located corporate locations in the Bay Area.
The Ardenwood Technology Park is located right off Highway 84 and Interstate 880, offering a shorter (or even a reverse commute!) for those traveling from all parts of the Silicon Valley and northern Bay Area. The centrality of Ardenwood, along with competitive rents, proximity to a highly skilled workforce, and the District's characteristic suburban office park format make Ardenwood a Bay Area commuter's dream.
Ardenwood is also home to a growing number of marquee employers, including Logitech, Novo-Nordisk, Electronics for Imaging (EFI), TE Connectivity, and pharmaceutical giant Boehringer-Ingelheim whose four manufacturing and R&D buildings host over 700 employees. Some newer arrivals include life science companies Personalis and Alexza Pharmaceuticals.
In 2018, Facebook signed major leases totaling over 1 million SF of office/flex space, including a 14-building campus called "The Farm," which will eventually host up to 10,000 jobs in Fremont.
In anticipation of Ardenwood's growth, the City of Fremont re-zoned this district in 2016 to transition it from a 1980s, low-scale business park to a landmark employment opportunity. The rezoning led to The Sobrato Organization and Peery-Arrillaga developing five new office buildings for future employers.
