Bayside

Close up of three industrial machines Over two-thirds of Fremont's 50 million square feet of flexible industrial space is located in Fremont's Bayside Industrial Zone. Look out to the west while driving along I-880, and you will see this protected industrial area, which provides major strategic value to both Fremont and the regional economy. Yes, some of the boxy-looking buildings may appear nondescript, but the businesses within these structure are anything but.

Bayside is home to the hundreds of manufacturing and tech companies, ranging from scrappy hardware startups to industry titans, all working on developing next-generation technology. Among the companies that call Bayside home are Lam Research, Delta Electronics, Jabil, Synnex, and Mentor Graphics. Newer additions include self-driving vehicle startup Pony.ai and battery developer Enovix that built the nation's first advanced battery manufacturing facility in Fremont.

While some companies get their start in Bayside (such as pharmaceutical CDMO Bionova Scientific), many other companies locate here after outgrowing their space in other parts of the region. Examples include clean technology companies Enphase, which moved its HQ to Fremont; Bloom Energy, which began building out new manufacturing and R&D operations across two Fremont facilities in 2021; and Hyundai Urban Air Mobility, which is designing and building flying passenger vehicles at its new Silicon Valley HQ.

The District is also home to Pacific Commons Shopping Center, one of the largest outdoor shopping centers in Northern California. The Center provides ample shopping and food options for employees of surrounding businesses. Immediately to the south of the center is Pacific Commons South, a 2.5 million square foot, state-of-the-art industrial project believed to be the largest speculative industrial project ever built in the region. Some of its early tenants include UPS, Amazon, Facebook, Bloom Energy, and Cepheid.
